Although an Electrical Installation Condition Report (EICR) Report in itself is not a legal requirement, landlords have a duty of care to their tenants under The Landlords and Tenants Act 1985. This includes making sure the electrics in a rented property are safe at the beginning of a tenancy and maintained in a safe condition throughout.
These reports will last up-to a 5 year period, every change in Tenancy will need a new certificate issued. At East Yorkshire Electrical we have devised a 5 year plan where we will carry out a full Inspection and Test on year one, then conduct sampling and thorough visual tests on each tenancy change in the 5 year period. This is at a reduced cost.
